In the normal course of business, consumer(s) sign(s) a Deed of Trust or Mortgage with their lender at closing time. That Deed of Trust or Mortgage is then sent to the county clerk or register of deeds to be filed as a public record. Once recorded, the original document is returned to the lender and kept on file until the loan is paid in full. Once the loan is paid in full the original document is provided to the consumer(s).
