What’s The Value of a Certified Copy of a Deed?
Have you ever been solicited to pay $69.50 to obtain a certified Warranty Deed, Deed of Trust or Mortgage?
It is important for consumers to be aware that many companies search public records in order to send out solicitations for certified documents.
In the normal course of business, consumer(s) sign(s) a Deed of Trust or Mortgage with their lender at closing time. That Deed of Trust or Mortgage is then sent to the county clerk or register of deeds to be filed as a public record. Once recorded, the original document is returned to the lender and kept on file until the loan is paid in full. Once the loan is paid in full the original document is provided to the consumer(s).
